Oradell Real Estate & Housing
Oradell is a strongly owner-occupied Bergen County housing market centered on detached single-family homes, mature neighborhoods and unusually convenient commuter-rail access for a suburban borough.
For a 2026 transaction, buyers and sellers should separate current market value, recent sale prices, Census housing measures, tax assessments and Borough resale/rental requirements rather than treating them as one number.
2026 Oradell housing market
Redfin characterized Oradell as very competitive, with an average sale-to-list ratio of about 110.1% over the three-month period ending July 2026. Realtor.com's July data showed a $1.025 million median listing price; its August property-record snapshot showed 17 active listings and an 18-day average market time. These measures use different methodologies and date windows.
Housing character
Oradell is overwhelmingly a detached-home community. Census-based housing data indicate roughly 94.5% of housing units are single-family structures.
90.7% of occupied housing units were owner occupied in the 2020–2024 Census period.
Much of Oradell's housing reflects mid-20th-century suburban development, with ongoing renovations, expansions and newer infill/rebuilds.
The 2020–2024 Census median owner-occupied value was $737,800, substantially below today's market measures because the Census figure covers a multi-year historical period.
Only a limited portion of Oradell housing is in buildings with two or more units, making rental supply comparatively small.
Oradell's in-town Pascack Valley Line station gives parts of the borough a commuter advantage that many nearby single-family communities do not have.
Taxes & assessment
The Borough currently publishes an estimated third-quarter 2026 tax rate of $2.273 per $100 of assessed value. Use the final/current bill for actual tax obligations.

Zoning, permits & land use
Oradell maintains residential, business and overlay districts. The Borough publishes a zoning map and master-plan materials, but parcel-specific use should be confirmed with the Building Department.
The Borough requires zoning review for many projects including new construction, additions, decks, fences, patios, retaining walls, sheds and pools.
Building, electrical, plumbing, fire-protection and other permits may be required depending on the project. Open permits should be resolved before a sale.

- Inspect roof, structure, electrical, plumbing and HVAC.
- Review drainage, grading and basement moisture history.

- Review flood information where relevant to Hackensack River-adjacent areas.
- Verify school assignments directly.
- Confirm commute/parking needs if using the train station.
Residential resale / rental certificate
Current residential application lists a $130 fee and a $60 reinspection fee.
Current application lists a $90 fee and $50 reinspection fee.
The same application collects tenant and occupant information for rental use, so landlords should confirm the current certificate and inspection requirements before occupancy changes.
Rental & investment context
Oradell's rental market is small. The 2020–2024 Census median gross rent was $2,305, but that is a multi-year historical measure rather than a current asking-rent quote. Zillow did not report a current borough-wide rent index for July 2026, and Realtor.com's Oradell market page did not publish a current median rent, which reinforces the need to treat individual rental listings as a small, volatile sample.
